BUYING AND SELLING HORSE PROPERTY

  • We horse people are a different breed of property owners.  If buying or selling we want a Realtor who understands that horse people have very different requirements from the traditional suburban dweller.  A lot of what would be your requirements would be what type of horse do you have and what horsemanship are you involved in; trail riding, eventing, training/boarding or breeding. A Realtor who understands what kind of horse you have will automatically know a lot of what you are looking for.
  • There is the lay of the land . Horse friendly?  Room to trail ride or near trails?  Place for event training arena. 
  • Water on the land
  • Good grass Pasture...what kind of grass and how much pasture is usable not including "dry lot" area of pasture
  • Fencing and what kind
  • Barn...what constitutes a stall
  • Electricity and water at Barn
  • Drainage at Barn
  • Local Zoning and Covenant requirements

Talking to horse Buyers and Sellers

Before I became a Realtor, many moons ago, I was approached by a very prominent Real Estate Firm to teach their Agents about:

  • Proper behavior around horses.  As in that you don't run up to someone's horse...you ask permission to approach or stay back.
  • How to approach a horse
  • Knowing general horse behavior an why they do what they do
  • Knowing horse body language
  • How to talk to a horse owner.  If you are not familiar, not only with horses, but the many types of horse owners...pets, showing, English, Western, Dressage, Endurance it diminishes an Agent's connection to you and your potential Buyer or Seller.
  • Knowing the names of the parts of the horse.
  • Knowing the names of all tack and accessories.

All of this is very important whether you are Buying or Selling.  You want to be represented by a Realtor who know what they are talking about.
